Ensenada Beach Lots
These are a collection of photos from my beach in Ensenada which is a private, exclusive location only 15 minutes east of La Ceiba, Honduras, on the Caribbean north coast. Yes, that sunset shot was taken by me while sitting on a log in the sand off Lot#3 in May,2007, a pretty common view!

I am offering one, possibly two lots from my beach, both offering 100 feet of beach front, .75 acres in size. All lots will have a driveway, power and water to each lot.

A fresh water stream runs on the boundary of my most western lot. Enjoy the unobstructed views of the islands to the north and the cloud covered mountains just behind you.

Unlike other beach properties, these lots offers flat grassy building sites that have been out of harms way, as far as flooding or hurricanes, for the past 40+ years the caretaker has lived there.

Similar lots have sold in Nov. of 2006 for $150,000. down the beach. I am offering the price of $129,500. for either of my three lots.

There are two choice 1/2 acre lots left, offered at a recently reduced price of $49,500. They all offer views of the ocean and a direct beach access. These are my own personal lots, so seller financing is available.

The beach front lots still available are my personal lot #4 with 100 feet of beach front offered at $124,500. Lot 7 is now offered at only $89,500., since it has only 75 feet of beach frontage. Lot # 3 sold in 2007 for $125,000. and lots 5 and 6 have just sold in January 08', Lots 1 and 2 are not available and being held by the current investors.

Cuyamel has all of the views and utilities that are offered in my Ensenada properties; however the proposed density will be higher, with the ability to re-subdivide your lot. This option might appeal to some investors wanting to recoup a good portion of their investment or buy with a partner. Also, one could combine my 2 rear adjacent lots with this lot for the ability to have 4 homes built. This would be an ideal location for a nice B&B to retire with! A discount for a multiple lot purchase will be offered.

La Ceiba is the beach and eco-tourism center of Honduras. It had its early economic strength from the large fruit companies including Standard Fruit Company that operated here with pineapple, banana, and coconut plantations. The old rail lines crisscrossing the city and the country side still are visible. La Ceiba is 14 minutes by air from the Bay Islands and 25 minutes by air from the economic capital of Honduras, San Pedro Sula. La Ceiba is noted for friendly people, great beaches, river rafting and kayaking, cloud forests and the most important carnival in Central America. The mountains around La Ceiba are lush with hundreds of clear water streams and waterfalls. From the La Ceiba International Airport, one can board flights for all of Central America, the Bay Islands, Miami, New Orleans, Atlanta, Houston and Los Angeles. There are many private clinics and the famous D'Antoni Hospital. Also, adherents to natural cures derived from jungle plants are located in the area. Because of ample rain and rich soils, the fruit production is amazing---mangoes, limes, pineapples, star fruit, avocado, and an assortment of other exotic fruits. We even have a golf course, mall, first run movies and the Zona Viva for nightlife. La Ceiba is the gateway to the Bay Islands and the Cochinos Keys with its 100% preserved reef system.

The Bay Islands are the diving and snorkeling center of Honduras. There are six islands, Roatan, Guanaja, Utila, Morat, Barbarata, Helene plus the Cayos Cochinos. Roatan is the most developed and has changed quite a bit from the sleepy Western Caribbean port of ten years ago. Roatan offers white beaches and a well protected reef around the entire 34 mile long island. It now has 1 million cruise boat passengers per year. The other islands are significantly less developed.

THINGS TO DO IN HONDURAS
Hiking: Two of the best spots for hiking are Pico Bonito National Park and the Rio Cangrejal, both part of the Nombre de Dios Mountains near La Ceiba. Towering over La Ceiba these mountains make up the second largest national park in Honduras. It consists of over 1000 square kilometers of tropical rainforest and cloud forests.
Lancetilla Botanical Gardens: Near Tela are the second largest tropical botanical gardens in the world.
Rafting: The most accessible rafting in Honduras is in the Rio Cangrejal near La Ceiba with class III to V rapids (depending on the time of year). The Rio Cangrejal is rated as one of the best rafting environments in Central America.
Ethnic Villages: The Garifuna ocean front villages of Sambo Creek and Corozal are located close to La Ceiba and can be visited to experience the lifestyle of the Garifunas. The Garifunas are the cultural preservation of the now disbursed Carib Indians and African tribes that intermixed and later were marooned in its entirety by the British on Bay Islands more than two hundred years ago. You can enjoy their typical foods: machuca, casava bread, coconut fish, conch soup, and different drinks made of herbs and rum such as Gifite. You may catch some punta dancing to the drums.
Diving and snorkeling: Some of the best diving and snorkeling found in the Caribbean is in the Bay Islands of Honduras. The 3 main islands Roatan, Guanaja and Utila offer a variety of site options and facilities.
Kayaking: Ocean kayaking is found on the Bay Islands where you can explore beaches, harbors and mangrove tunnels. On the mainland, kayaking is in the lagoons such as the "land time forgot" Cuero y Salado Reserve outside of La Ceiba (accessed by an old Standard Fruit train) or Punto Izopo Reserve near Tela.
Bird or Nature Watching: Honduras offers some of Central America's best bird and nature watching. Lancetilla Botanical Gardens near Tela, the Copan Valley and the Pico Bonito National Park are all world-class nature areas and are still pristine.
Carnival: You can enjoy the famed La Ceiba Carnival consisting of street parties of live music for the last 2 weeks in May. The Carnival finishes with a Grand Parade on Avenida San Isidro and music from more than fifteen bands, which lasts all night. La Ceiba's Carnival is the biggest (north of Brazil and south of New Orleans).
Archaeological Sites: The world recognized Mayan city of Copan has the ruins of 18 dynasties with tunnels under visible temples to prior temples. This city was the Mayan civilizations' greatest artistic achievement and the absolute center of astronomical knowledge in 700 AD. Also, you can enjoy the surrounding valley and the quaint colonial town with artisan shops and restaurants.
Colonial buildings and churches: Especially in the mountainous southern interior of Honduras in Tegucigalpa, Santa Lucia, Comayagua you will find buildings and cathedrals dating back 400 years.
White sand beaches: On the Bay Islands and along the Caribbean coast of the mainland are world class beaches. The mainland beaches east of La Ceiba tend not to be crowded. Often you are the only person there, gazing up at the dramatic mountain peaks behind the beaches.
Spanish Forts: At Omoa and Trujillo you will find historic Spanish forts.
Entering Honduras requires a valid passport. You can enter and stay 30 days in Honduras without a visa if you have a USA, Canadian or most European country passports. Check with the closest Honduran Embassy or Travel Agent for up to date info before traveling. TACA, Continental, American and Delta fly to Honduras. Connections to La Ceiba and the Bay Islands are made with local carriers Islena, Sosa and Atlantic Airlines. Also a ferry service runs from La Ceiba to Roatan and Utila and back daily.
ABOUT HONDURAS - LEGAL INFORMATION
When analyzing a property purchase in Honduras, you should consider all the components. Those components include the cost of the land, the cost of construction and the cost of living. Honduras has so many natural resources and a solid labor force that on the mainland you can build a beautiful home for $30- $50 per square foot. This would include tropical hardwood doors and kitchen cabinets, first class tile or hardwood floors, nine foot ceilings, and beautiful bathrooms. Covered porches can be built for about 50% of the price above.
The construction costs suggested above are entirely determined by your plans, the complexity of the construction, types of materials, etc. and may vary. Also, this cost is based on you constructing the home with a general contractor. An improvement that already is built would include the builder/developer/investor's profit and might be valued at $60 to $70 per sq. ft. in most cases. I have also found building costs quoted to me as low as $35-$45. per foot, turn key, on your own lot. The builder/developer/investor is due an entrepreneurial profit for advancing the funds and undertaking the process of construction. Construction anywhere in the world has challenges and that, also, is true overseas. However, with a good builder, legal advice and contracts, inspectors, etc. the end result will be a beautiful home.

Furnishing a house in Honduras is both a fun, creative effort and the best part is the modest costs. There are hundreds of small wood shops where you can take your design or bring a picture and they will create you furniture from mahogany, teak, or other rare (plantation harvested) woods. Remember that sometimes in Honduras you will see, for example, 567.89 written as 567,89 That can be confusing.
LEGAL ISSUES
Attorney Reference--For an attorney reference please "Contact Us" There are many excellent US trained and US educated Honduran attorneys that speak English and who can assist you with all legal matters. Residency--If you plan to live in Honduras for more than three months at a time or plan to have a business or to work, you must establish residency. There are several types of residency including investor status (minimum of $50,000 investment), employment status, and retirement status, which requires proof of a certain level of confirmed income. Your attorney can help you with this matter and there is a reasonable summary of the process on www.Honduranlaw.com. A residency can require up to six months and two thousand dollars to achieve.
Foreigners Holding TitleTo Property in Honduras --Foreigners may only own up to 3/4 of an acre in their own name on the outlying islands such as Roatan, Utila, Guanaja, and Cayos Cochinos and within 40 km of a border or the coast. However, most Honduran attorney's recommend the establishment of a Honduran corporation to hold title to larger parcels or even the less than 3/4 acre parcels. Stock certificates to the corporations are held by the foreign owner in a bearer form and you will be the President or Administrador Unico of the corporation. In essence you have 100% control and 100% ownership over your asset. This form of ownership is helpful in estate situations or for a transfer of property through exchange of the stock certificates.
